• Castellana Properties will invest €1.5 million to create La Tajería and El Mirador, two new dining and leisure spaces at Bahía Sur shopping centre, totalling around 1,700 m².

• La Tajería will feature three new restaurants and a 600 m² terrace overlooking Cádiz Bay, while El Mirador, covering approximately 400 m², will serve as a stage and event space in a natural setting.

• The project will be developed in phases through to Q3 2025, generating between 20 and 30 direct jobs, as well as numerous indirect roles, further establishing Bahía Sur as a key commercial and leisure destination in the province.

Castellana Properties, a listed company specialising in the acquisition and management of shopping centres and retail parks across the Iberian Peninsula, has announced a new €1.5 million investment aimed at transforming the dining area at Bahía Sur shopping centre with the creation of the new La Tajería gastronomic space, alongside a new leisure and events zone: El Mirador.

This project represents another step in the ongoing strategy to enhance and modernise Bahía Sur’s retail and leisure offer. The full La Tajería development will cover approximately 1,300 m², of which 600 m² will be dedicated to a new terrace offering privileged views of Cádiz Bay.

An additional 400 m² will house El Mirador, a space designed to make the most of Bahía Sur’s unique location and to further open the centre up to the surrounding bay. Conceived as an amphitheatre, El Mirador will host leisure events and serve as a place to relax while enjoying the stunning natural scenery of Cádiz Bay.

The terrace at La Tajería will be one of the highlights of this renovation, delivering a distinctive dining experience in an open, modern setting with a prime location. The phased opening of the new area will continue through to Q3 of this year.

At a press conference this morning with the Mayor of San Fernando, Patricia Cavada, Julio García, Chief Operating Officer at Castellana Properties, said:

"With this investment, we continue to reinforce our commitment to Bahía Sur and to the commercial and leisure offering of San Fernando. La Tajería and El Mirador will not only enhance the visitor experience, but also contribute to the local economy and help showcase the extraordinary natural surroundings of Cádiz Bay. We want Bahía Sur to be much more than a shopping centre — a place for meeting, enjoyment and connecting with the environment.”

For her part, the Mayor thanked Castellana Properties for this new investment, their commitment and the close collaboration with the City Council in the transformation of Bahía Sur into a key retail and leisure hub for the province of Cádiz. As she noted, from the outset there has been a “bold shift” in the centre’s commercial direction, with the addition of new brands that have made the centre more competitive and attracted greater visitor numbers. This has been complemented by the acquisition of new land, which will enable future commercial growth in the Caño Herrera area.

A second phase of development has already seen the creation of new hospitality and leisure spaces to expand the centre’s offer. La Tajería, a new pedestrian-friendly gastronomic promenade with terraces and bay views, is part of this vision to create a more dynamic and attractive environment. The next step is the addition of El Mirador, a vantage point from which visitors can enjoy unparalleled sunsets. This new space will further enhance Bahía Sur’s offer, adding a leisure area with stunning views towards the bay, the city of Cádiz and the future Parque de los Polvorines de Fadricas, a project being promoted by the City Council to revitalise this natural area.

In short, “with the development of the hospitality area, pedestrian walkway, seafront promenade and the new viewing point, we are providing San Fernando with a unique destination for gastronomy, leisure and high-quality tourism — one that will also attract further investment, visitors and tourists, and help consolidate Bahía Sur’s position as a key part of the city’s continued growth,” added Cavada.

With this project, Castellana Properties aims not only to enhance the visitor experience but also to contribute to the local economy. The project is expected to create between 20 and 30 direct jobs, along with numerous indirect roles stemming from the new activities.

La Tajería will house three new restaurants, broadening the culinary offer and further establishing Bahía Sur as a gastronomic and social destination in the province. The first of these, Esencias de Mar, which opened in March, offers a menu focused on fresh, locally-sourced Cádiz cuisine. This restaurant, along with two others set to open soon, will benefit from the new terrace space with views across Cádiz Bay.

Through this initiative, Castellana Properties reaffirms its commitment to innovation, the revitalisation of local commerce, and the creation of spaces that combine retail, leisure and gastronomy in unique settings.
