• The new phase will integrate the office building adjacent to the shopping center, completely renovate the main entrance, expand the food and beverage offering, and add a modern leisure area including a bowling alley of over 2,000 m².

Castellana Properties, a listed company specializing in the acquisition and management of shopping centers and retail parks in Spain and Portugal, continues to advance the full transformation of Los Arcos Shopping Center with the second phase of its value-added projects, which includes a total investment of €25.5 million.

This new phase focuses on the complete renovation of the main entrance, the creation of a new dining area, and the addition of a leisure park with a bowling alley. The project will span 5,845 m², including the adjacent office building acquired by Castellana Properties in 2021.

The initiative, expected to be completed by Q2 2026, is part of the company’s long-term strategy to redefine the visitor experience, enhance the leisure and dining offering, and maximize the asset’s value. It follows a previous redevelopment phase completed a few years ago, which involved an investment of nearly €26 million and brought leading brands like Mercadona, Lefties, Pepco, and MediaMarkt to Los Arcos.

To date, 63% of the GLA in this new phase has already been leased. The center’s existing F&B offering — which includes brands like Foster’s Hollywood, Pomodoro, McDonald’s, and 100 Montaditos — will be joined by new tenants such as Cantina Mariachi, Don G, Asador Wok, Sushi Sol, and Original Kebap, enriching the center’s culinary experience.

In addition, a new Ozone bowling alley will open in a space of over 2,000 m². This brand — which has partnered with Castellana Properties in other retail assets and repositioning projects — was awarded Best Arcade Bowling Center in the World by the BCM’s Bowling Center Architecture and Design Awards for its location in Vallsur (Valladolid), another asset owned by Castellana Properties. The same internationally recognized concept will now be brought to Los Arcos, offering visitors a fresh and innovative leisure experience.

The project is expected to generate up to 130 direct jobs. In parallel, the shopping center is developing training programs for young people to promote local employment and support hiring for the new restaurants opening after the renovation.

The redevelopment also includes the modernization of the two floors in the existing office building, which will be integrated into the shopping center. A third floor will be constructed and connected to the adjacent office building. Additionally, a complete overhaul of the main entrance and a rebranding of the center are planned to align its image with the new value proposition.

Furthermore, Los Arcos will serve a new urban development area of over 70,000 m² next to the center, which will include parks, sports facilities, and housing for over 2,000 new families.
