Castellana Properties, a listed company specialising in the acquisition and management of shopping centres and retail parks across Spain and Portugal, today unveiled at Vallsur, in Valladolid, “La Collmena”, the shopping centre’s new indoor playground. This new landmark attraction has been exclusively designed and created for Vallsur, making the most of the shopping centre’s three-level layout.
The official unveiling of the new playground took place this Friday during an institutional event held at the shopping centre itself, attended by Jesús Julio Carnero, Mayor of Valladolid; David Fernández, Asset Manager at Castellana Properties; and Carolina Castro, Centre Manager at Vallsur. “La Collmena” follows the completion of a major transformation project at the shopping centre, which involved a total investment of around €17 million aimed at modernising the asset, expanding its commercial offering and enhancing the visitor experience.
“La Collmena” is positioned as the tallest fully indoor playground in Spain — a new family leisure destination standing nearly 17 metres high, set to open its doors next June. This new installation further reinforces Castellana Properties’ commitment to experiential leisure and to creating distinctive spaces capable of attracting new audiences and enriching the shopping centre experience. More than just a play area, “La Collmena” has been conceived as an immersive environment where children can explore, imagine and socialise in a safe and creative setting, while families enjoy a more complete visitor experience.
In the words of David Fernández, Asset Manager at Castellana Properties: “Vallsur is the result of a comprehensive transformation designed to respond to new consumer habits. We have embraced a more experiential model, where retail, leisure and dining coexist within the same environment. The large indoor children’s leisure space is a clear example of this vision, as it allows us to strengthen our connection with families and consolidate the centre as a meeting point for the city.”
This new attraction joins other children’s areas such as “La Malla”, an innovative suspended installation made up of nets, tunnels and play spaces, which has become one of Vallsur’s most distinctive features in recent years and a benchmark for family leisure in Castile and León.
Since acquiring the asset in 2018, Castellana Properties has implemented an active asset management strategy focused on transforming the centre through the introduction of new brands, optimisation of the retail mix, refurbishment of existing operators and enhancement of common areas, with the aim of consolidating Vallsur as one of Valladolid’s leading retail and leisure destinations. The refurbishment carried out in recent years has focused primarily on the shopping centre’s first floor and has enabled the addition of 19 new brands, further strengthening Vallsur’s position as one of the city’s key retail and leisure hubs.
Efforts have focused on bringing distinctive fashion, leisure and dining concepts to Vallsur. On the one hand, a new dining, leisure and experiential destination was developed under the concept of “La Chismería”, featuring more than 10 new food and beverage operators alongside a new Ozone bowling alley, internationally recognised at the Bowling Center Architecture and Design Awards for its innovative design and customer experience.
At the same time, the centre’s fashion offering has been strengthened with distinctive concepts such as the largest Álvaro Moreno outlet in Spain — and the only one of its kind in Castile and León — as well as brands including Fifty Factory and RKS, among other fashion operators. Additional brands such as Normal, Pause&Play, Ale-Hop and La Casa del Libro have also joined the centre to further complete its commercial offering. Moreover, additional openings are planned over the coming months, including the future launch of Fitness Park.
More than 6 million visits in 2025 and 180 jobs created
The shopping centre’s performance also reflects the positive impact of this transformation. Vallsur closed 2025 with more than 6 million visits — the highest figure since Castellana Properties acquired the asset in 2018. Furthermore, during the first months of 2026 (from January to April 2026), both footfall and sales increased by more than 3% compared to the same period the previous year, consolidating the shopping centre’s positive momentum.

La Collmena perfectly represents this evolution and our commitment to continuing to offer distinctive concepts that enrich the experience of everyone who visits Vallsur every day.”
Likewise, the refurbishment project has contributed to the creation of 179 direct jobs linked to the new openings and operators incorporated into the centre. Today, Vallsur generates close to 800 direct jobs and around 120 indirect jobs associated with its activity.
